SFMTA POTRERO BUS YARD JOINT DEVELOPMENT

In 2017, the San Francisco Municipal Transportation Agency launched the Building Progress Program to expand and modernize its old facilities to support the growing need for more and improved, sustainable transit. Potrero Yard, the first site scheduled for improvement, is a century-old facility sitting on a 4.4-acre site within the heart of the Mission neighborhood.

S.F. advances plan to build more than 500 homes on renovated Muni bus yard in the Mission

Today, it houses many critical functions, including bus parking, maintenance, and cleaning, but is in dire need of seismic and safety upgrades.

The SFMTA envisions Potrero Yard as both a new state-of-the-art bus facility and a once in a lifetime opportunity to create a vertical mixed-use development project with more than 500 units of both mixed-income and affordable housing and other community-serving uses.

SITELAB, in collaboration with SFMTA, Hatch, and HDR, developed numerous massing scenarios testing out how to balance the facility’s complex technical design criteria with housing and community-serving spaces, sensitivity to existing neighborhood context, and financial performance. SITELAB and Civic Edge Consulting co-led a comprehensive community and city engagement process to incorporate comments from a wide range of stakeholders.

In 2021, the project received unanimous approval by the Board of Supervisors. Subsequently, SITELAB supported SFMTA in a developer RFP resulting in the SFMTA Board of Directors selecting Potrero Neighborhood Collective (PNC) led by Plenary to initiate predevelopment.
